Job Description

Position: Site Manager

Job Purpose: Provides a wide range of on-site project management and oversight to include planning, organizing, scheduling, estimating, prioritizing, and executing maintenance, repair, alteration, construction and service projects; completing quality inspections; and supervising staff and subcontractors.

Job Duties Include:

Accomplishes project and resource objectives by selecting, orienting, training, assigning, scheduling, coaching, counseling, and disciplining employees; communicating job expectations; planning, monitoring, appraising job contributions; recommending compensation actions; adhering to policies and procedures.
Manages sub-contractors by sourcing, evaluating, and selecting sub-contractors; coordinating, monitoring and controlling performance through quality assurance oversight.
Meets operational standards by contributing project management information to strategic plans and reviews; implementing production, productivity, quality, and customer-service standards; resolving problems; identifying system improvements.
Meets project budget by monitoring project expenditures; identifying variances; implementing corrective actions; providing non-project annual operating and capital budget information.
Accomplishes project results by defining project purpose and scope; calculating resources required; establishing standards and protocols; allocating resources; scheduling and coordinating staff and sub-contractors; evaluating milestone assumptions and conclusions; resolving design problems; evaluating and implementing change orders.
Approves projects in progress and at completion by conducting inspections at critical phases; obtaining approvals from clients.
Prevents fines and interruptions by complying with, and enforcing building, electrical and safety codes and other regulations.
Maintains safe, secure, and healthy work environment by following and enforcing standards and procedures; complying with legal regulations; conducting safety briefings; documenting safety training; conducting safety inspections; and obtaining variances or waivers when appropriate.
Updates job knowledge by tracking and understanding emerging facilities maintenance, repair, alteration and construction practices and standards; participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
Develop a wide array of client deliverables including, but not limited to, scheduled meetings, requirements documents, functional design documents, status reports, client presentations, etc.
Able to backup and support the General Maintenance Technician position when required.
Skills/Qualifications: Comprehensive knowledge of facility management and operations. Project Management, Quality Management, Supervision, Managing Profitability, Delegation, Supply Management, Civil Project Management, Estimating, Attention to Detail, Quality Focus, Safety.

Military Installation Access and Security Clearance: This position resides on a military installation. Must be able to qualify for and obtain a base access pass (successful pass of background check) and currently hold or able to obtain a security clearance.

Education and Experience: Bachelor’s degree or an equivalent combination of education, training or experience and five (5) years’ experience in facility management including five (5) years supervisory experience.
