Job Description

The function of the maintenance worker is to carry out tests, inspections, adjustments or repairs that are in his or her capacity, and which have been directed by the Maintenance Supervisor or Resident Manager.

DUTIES AND RESPONSIBILITIES:

The duties of this position include, but are not limited to the following:

Inspect, test, or measure to help find or determine maintenance related problems. Assemble the necessary equipment, tools, parts or materials that are necessary to carry out a maintenance project and take to job site. Prepare the job site for work to be done by removing and storing any personal property of residents and remove materials that is in the way of the proposed project. This may include the movement of sand, gravel, landscape, rocks, etc. Arrange for access to the job site. To erect rope-offs, barricades, signs, and to notify management/security of any individuals that may be affected by the work project. Carry out the work in such a manner with all the necessary materials and use the accepted methods of the building trade involved. If necessary or appropriate, retest and re-inspect the completed work to affirm that the work was completed properly.Restore any personal property of residents or other property items such as sand, gravel, landscape, rocks, etc. remove any barricades set up for resident protection. Remove tools, equipment and excess materials and supplies and return them to the maintenance room for storage and clean up the work area. If necessary, inform individuals of the work completed. Log all work completed.

Specific duties and responsibilities include:

  • Participate in the daily operational maintenance, cleaning and treatment of the pool and Jacuzzi.
  • Keep the lighting in the complex at an acceptable level with the replacement of burned out bulbs and fluorescent tubes.
  • Keep the rat-bait stations checked and loaded. Spray trash rooms as requested by the Resident Manager.
  • Keep the recreational facilities under constant and thorough observation to insure that it is operating properly and is safe and neat at all times.
  • Keep the maintenance shop and storage areas in an acceptable condition of neatness and order. Keep all tools clean, and keep materials shelved or racked and stored in such a way to keep them accessible. Keep the maintenance shop up to inspection standards for the Directors and Resident Manager.
  • Other duties will be assigned upon need by the Resident Manager.
